Dubai Islands
Location

Dubai Islands is located off the coast of Deira in northern Dubai, close to the historic city centre and Dubai’s established waterfront districts.

The development will connect directly to the mainland through three bridges linked to the Al Shindagha Corridor. Dubai International Airport is within 10 kilometres of the islands, while Downtown Dubai is approximately 15 kilometres away, giving the development relatively direct access to both central Dubai and the airport.

Its coastal position also places Dubai Islands close to areas such as Port Rashid and Dubai Maritime City, while retaining a distinctly separate island setting.

Property Types

Dubai Islands offers a broad mix of residential property types, ranging from waterfront apartments and penthouses to townhouses, villas and larger luxury homes. Apartment options span compact residences through to larger family-sized units, while villa communities provide more spacious homes with private outdoor areas and, in selected locations, direct access to the waterfront.

The range continues to expand as new projects are launched by Nakheel and other developers across the islands.

Payment Plans

Payment plans at Dubai Islands vary between projects and developers, with different structures available for booking payments, construction-stage instalments and the balance due on or around completion.

Some developments require a larger proportion to be paid during construction, while others defer a greater share until handover. Buyers should therefore compare the payment structure alongside the property price, construction timeline and expected completion date.

Investment Potential

Dubai Islands is still relatively early in its development cycle, with new residential projects, infrastructure and amenities continuing to be delivered across the masterplan. This gives buyers exposure to a waterfront destination that is expected to become considerably more established as additional phases are completed.

Its investment appeal is supported by the scale of the Nakheel masterplan, extensive beachfront, proximity to central Dubai and Dubai International Airport, and a growing range of properties from both Nakheel and private developers.

As with any emerging community, performance will vary between individual projects. Factors such as developer, purchase price, payment plan, property type, location within the islands and completion timing should all be considered when assessing a particular property.
